Since I'm about to head out from work, I just checked traffic again for 495 to Route 3 to Amherst.

One small hiccup getting onto route 3? This is generally what I've seen the past month or so while constantly checking it all between 6:30-7:30 am and 4:30-5:30 pm.

Having driven up Rt 3 getting on a 95 multiple times (today included) over the past couple of months to go to NH for work, all I can say is f*ck that noise!

Granted its a lot worse were 3 hits 95, but that entire side of the highway is a dead stopped sea of lights in the morning, and then again in the evening.

Also we're gonna pass on the house. The HOA restrictions are too vague and I'm sure I could get ****ed over easily. Gonna relook at the other one next Saturday.

:dunno: Yes, I know where you're talking about. I start in Waltham from where I work, and drive up north to NH until I get to 89. I get on it north of route 2, and go nowhere near rt 3 south of Boston that goes to the Cape.

Oh I didn't see the "at 95". Thought you meant up to 95.

I don't know like I said I have seen barely any traffic when I leave for work on google maps. What time do you leave?

I had to step back and breath a few times to keep myself from convincing myself that something was good or good enough.

Sounds like you need to do the same thing with this one house.

I actually went as far as making offers and starting paperwork on two other places, and both deals fell apart for different reasons. In hindsight I'm very glad they did.

Both were 'cool' and great deals but mostly fixer-upper, I mean I wouldn't have a problem living in them as is but realistically you're not gonna want to live with somebody else's 30-year old carpet and paint forever. Harvest Gold kitchen sets went out a long time ago. There are reasons no one builds kitchen & cabinet layouts like that anymore, because the ergonomics and efficiency suck ass. One had a bitchin garage comparable to mine now but the other did not; the price was cheap enough that I could easily have built one. One was a fairly usable 1.6 acres but in a longish, narrow lot...the other was 2.2 almost entirely wooded hilly acres that would have been unbuildable. In both cases with property taxes being what they are in NJ that would have been a lot of real estate to be paying for with very little return.

End of the day though, seeing how much time and $$ I've spent on mine in the last three months, which was a complete renovation from the studs out just 3 years ago, I can guarantee you I wouldn't be wheeling for at least another two seasons if I'd gotten involved with the other places. Ken and Bill know what I mean I'm sure, and take your best estimate of what you think you can get done and how long it'll take and at minimum double it. Especially if you actually give a shit about how things turn out (which if you're a builder and are doing it for someone else isn't as big a deal, but when you're doing it for yourself on something you're going to have to live with and look at for the next 30+ years, projects will definitely take twice as long).

I'm sure you've heard this shit countless times already. I know I did. And I still underestimated everything. :)

edit: HOA rules are written vaguely for a reason. They *love* gray areas and loopholes...

Yeah I'm not worried about that part, just about the drainage of the septic. If it's not working well, it will absolutely backup into the house.



That's the thing, I don't consider just the commute. It only becomes an issue when it gets really bad. And I've been watching route 3 every day when I leave for work and when I start driving home and it's always been really light on the traffic? Am I missing something?

Brookline is much farther from anything commercial (parts stores, home depots, restaurants, anything to do, etc.), at least from what we saw when we drove around. To get to Nashua you have to drive a good bit.



Yup. We've never burned leaves on my parents property. Just raked/blown them behind the fence/cliff area (still our property) and off the lawn.

so I haven't been on here in a couple days... but for what it's worth, you might want to have Kate talk to Jen about her commute- she's somewhere in Burlington, I forget where exactly, but I do know her ride in and her ride home can really suck sometimes, and I'm pretty sure she's driving around the same times as you would be.

See below. I also would be coming DOWN route 3 in the morning, and back up during the afternoon/evening (obviously). So opposite your commute, and also going nowhere near 95. I'd be going 3S, 495S, 20E.

You have to time it right. I used to drive from Manchester to Watertown for a job and coming off rt3 to 495 was a almost a parking lot. Not terrible if you're used to boston I bet, but I dreaded it.
