Who knows, maybe your brake lines will have a little surface rust and no one will have an open seat.
Fixed that. I learned from that, ran Mabell and some other trails and just don't care anymore over small shit like that.

That's the same one you were looking at weeks ago with that HOA mess house.

Any new updates? With the decor in that house you better get at least 10% off that asking price. I know, I know, you don't care but the bank appraisers will.
Yard and outside look cute. Good potential there. Is the deck on the road side or on the back side? Hard to tell with the driveway shots.

There were mice in the attic at some point. Fresh traps, and one small set of turds. No other sign of them.

Not much insulation in the attic, and the windows are a bit old (still vinyl though)

House needs paint badly as well as new shutters.

One of the floor joists under the kitchen not sitting on the beam (cut short behind the staircase going down), should be an easy fix. Rotten floor right behind the sill of the front door (looks like a bit of water damage that never got fixed). Can't see it from below, but not too worried about it. Beam/sill looks/feels fine.

Furnace/burner is ancient, same with pressure tank for the well. Going to see about getting them to put in a propane furance and get a 500gal underground one put in or something (I don't know anything about heating systems). I'd rather go to propane and have a gas stove/dryer. But we'll see.

Septic is original, but hasn't seen much use so it's probably fine, but who knows. Home inspector checks that out (no Title V in NH).

Location is perfect. Cul-de-sac and set back quite a ways from the road.

Not going nuts over anything until I get more information, but we both like it. The big items are if the septic is ok, and if they want to do the furance/pressure tank.

For that price and those problems, I'd pass.
Paint is several grand, insulation is a grand, furnace and tank is another couple to few grand (or more if you do a good burner), You're at $15K easy to fix most of those problems.

Painting our house was far from several grand (we did it, and I have no problem painting another house).

Planning on working the furance/tank into the deal. Also, I didn't say we were paying anywhere near the asking price.

Sorry, I'm not looking at buying a new house/perfect house in my price range. It's just not going to happen if I'm looking at a decent town.

The few issues with this house I could overlook if the seller is willing to work with me. It's been on the market quite a long time and I'm going to see what happens.

There is a difference better painting and re-painting and stripping (which is what is probably needed if the current paint is bad).

I'll shutup now.

Talk to Scott about rotted shit, I know he found stuff after buying his. Sure he can give some good pointers
