Re: THe NAC Lots-O-Post Thread

city living were property purchase is 6 figures

The house across the street from me got foreclosed on just before I moved in, it's pretty much a shitpile now. Even if you wanted to keep the existing layout, you're looking at a complete interior renovation, new siding, new roof, all updated appliances, new windows, etc.

It's on a lot about 70% the size of mine, it's been through two sheriff's sales, and is now on the market for a NOW REDUCED! price of $160k, and hasn't moved.

Not the best price per sq. ft. in NJ.

My parents will soon have a garage larger than their house.

I plan on moving out in 2-3 years and finding a reasonable place no more than 1 to 1.5 hours away. So i can continue to use the garage space :D

buy swanzey then rent/lease lots to the rest of us

Re: THe NAC Lots-O-Post Thread

I understand what you're saying Chris. Like I said, sometime it makes sense to rent or for a multitude of reasons a person is forced into it, sure. But to pay rent at or very close to a mortgage payments is not the best plan, IMO.
Tons of reasons to rent, city living were property purchase is 6 figures, not wanting to deal with house issues, low income, etc.
I got lucky (and I truly believe that) that I'm able to hang out where I am now and save cash. Moving out now or before wouldn't do me any favors financially or otherwise. I've got a little bit longer here, but I hope to have the place I want as an end result.

I completely agree which is why I'm still living with my folks for the time being (as much as I REALLY want to move out and get an apartment with a couple friends).

I hope to have a house as soon as I find a new job for myself now that I realize I'm not sticking around with my current job for more than another 6 months to a year. I'd rather owe my parents the $400 per month that I'm currently paying than pay some other landlord more than that much (which would also get me stuck in a 6-12 month lease). Best part is that I heard that my folks might be putting the rent money into a separate bank account and plan on giving it all back in a lump sum as soon as I buy a house... now THAT would be sweet seeing as the account would be exceeding $6-$7k by now if it's true.

Unless I quit my job I still have ten grand set aside for a "buy swanzey" fund.

Anyone else wanna do this?

Re: THe NAC Lots-O-Post Thread

Financially renting = bad. IMO. Obviously, it depends on where you are, sometimes you don't have an option.

Stuff isn't the same in the other 80% of the world as it is in the boondocks Bill :D

Don't pay rent if you don't have to. Find land. Build what you want. Be happy.

Hope everyone had a great Christmas and Santa was good to every one of you.

I would say much more often than not, this is not plausible. And I definitely wouldn't choose this as an option this early in life, way too many variables to take into account that would work against this.

I would only do this if I knew I was going to be in a job that I liked for a while (not moving around jobs, not 1st time job, not 'I don't like my job', etc), had actually found an area that I liked and could see myself settling down in, and probably most importantly, had a serious girlfriend/fiance.

I would say I'm no wear close to buying land and building a place of my own. I also can't really afford any land in Boston, nor is there an abundant supply to buy or develop on.

Many of these points you made in why it makes sense to rent apply to me.

Have fun with that.

Re: THe NAC Lots-O-Post Thread

Oh, I also noticed that when I moved the Briarwood out of the garage to work on the TJ, the steering box I put in about 2 months ago from Napa is leaking out the top. Yay?

Re: THe NAC Lots-O-Post Thread

lol @ the idea of buying a place on LI. hell, even renting is retarded. a "cheap" house here, meaning a normal on the market fixer-upper in an okay neighborhood the size of my parent's house (1/4 acre, 3br, 1.5 bath, single story, no garage) is 250-300k. these are homes built in the late 50s, early 60s... most still have the original bathroom.

a place i'd want to be in (aka, not a shithole a little further east than where i live) would be closer to $350k. newer appliances, better insulation, better area, larger plot.... a newer house basically.

and then renting?? LOL. my buddy has a nice apartment with his gf about 1/2 mile from me, in a not-so-great but not dangerous neighborhood (90% of the houses in the area are rentals with spanish peoples in em) and he pays $1k a month for everything. and thats a deal bc its above the house that our friend owns (inherited from his grandfather). a place i could live in with my gf would be ~$1500 a month with utilities.

my gf is still in grad school til summer, and who knows what her job situation will be for a while. and do i really wanna buy a house on LI? this is why i stay in my parent's house, for free. even though it really sucks sometimes.

Re: THe NAC Lots-O-Post Thread

F that. Move up to new england where all the cool kids are

Re: THe NAC Lots-O-Post Thread

Getting up today sucked. Working three days then 4 day weekend tho

Yup. I slept 14 hours the other night which was amazing and I felt great... until I tried to go to sleep last night and was wide awake until 2AM. Set my alarm for an hour late this morning and still had a hard time getting up.

I'm tempted to take Friday off but I think I'll save my vacation time. Pretty sure Friday will be one of those "arrive at the office around 10, leave by 3" type of days so it's not worth taking off.

Mod tech

It is too early for me to be reading semi literate spew about why 13 inches of lift on 35s is fine. At least everyone in there is a clayton fan and no IRO tards have showed up yet

I wasn't trying to apply any of that to you guys. I was really talking to Ross, Chris, & Colin-suck-o-lot.
Obviously none of us are going to be able to buy land or even a newer-ish house in an upscale-ish urban area.
Heck, even I can't really even talk yet 'cause I haven't even laid down much more than gravel so far.
F that. Move up to new england where all the cool kids are
Exactly. Projects are fun.

But 10" of lift is a low center of gravity lift! :wstupid:

I'm not sure why I even just wasted my time posting in that mod tech thread...
Buy land, place Double wide trailer on land, take on roomate, build garage, build house.
Depending on the town, this may not be possible. I can't.
