well looks like more and more i am going to house shopping soon. for all the adults here you got any tips (no bill i will not build a house)

get as big of a down payment together as you can, and figure on everything in the buying process taking twice as long as you thought it would

Find the local alley; gather some cardboard, duct tape and trash bags and start the build pro... oh no building?

Location, location, location. Really changes everything. An 80K ranch by me could be a 315K ranch by Anthony.

On older house be careful on lead and asbestos, abatements for those is costly. Also look for foundation cracks, chimney motor and cracks, furnace age but also cleaning history, etc etc.

Most home inspectors are not worth the phone call you setup the call on. Be sure to bring someone that really knows what they are talking about that is on YOUR side. Never use a home inspector the seller or a realtor suggests.

i have the covered very well, well over the 20% int eh price range i am look at

location for me is pretty much set, but i would much rather be in a cheap home (with good bones) in a nice area than the perfect house in a crappy area. even though there is no plan yet for kids but school quality is a big factor in the towns we are thinking of. just in case the market crashes again and we are stuck in a place for 10+ years because we are under water

good tips on the home inspection, my uncle in high up in teh roofers union so i will be tapping him for who to use for the inspection

dealing with the realtors who are selling the place i currently live in they are not on anyone's side but themselves

Just make sure you are within one mile of terrible chinese food and/or indian food and no less than .25 miles from shwarma.

get your own Realtor (buyers agent) and stick with them though the course of lookign for a place - let them deal with the seller's agents and the bullshit

as far as home inspections - just hire your own inspector once you decide on a place. Don't use the seller's inspector.

Pretty much what these guys said.

Definitely keep in mind the lead/asbestos deal and I'd x2 on a buyers agent. Keep in mind though they still work off of a % of the final deal so while they are legally supposed to be on your side, some may be more ready to jump to get you into a home that may not be really what you want.

We lucked out and got a great buyers agent and his inspector was very good. Pointed out all the flaws in the house that we found and then some.

You said you have well over 20% down payment which is awesome. That would have been my first suggestion. You should have 0 problems in the financial side regardless of your credit history (unless you're a total **** up).

Also, I agree with your mindset on location (why we picked our house in Amherst). Definitely way better to have a smaller/simple house in a really nice town than vice versa IMO. Commute is a driving factor as well (pun intended), in addition to what type of area you want to live in (rural, city, suburbia, boonies, etc.)

And whatever you do, try not to fall in love with the first house that fits the bill. Try to be unbiased. It's tough, I've been there.

What is insane is that a 3 person board can make that ruling and outlaw without input or a vote from anyone else.

I don't use any tobacco products but the idea that they can do that is troubling. What would be next?
I'm against any ban like that.
