Yeah I don't blame any of you for wanting to move out sooner rather than later.

I have a great relationship with my parents however as I've mentioned before. They let me keep all the crap I want and are even talking about building another garage with 220v, heat, 2-post lift, etc which will start this spring/summer.

I have a great relationship with my parents, and my parents have one hell of a house so I don't want to move out. There are just some small things about my mother that bug me from time to time plus the limited space for cars. I do have 2 cars and 2 motorcycles which is a ton; but my problem is I want a truck and trailer; I think the trailer would push my luck over the top.

As soon as the snow melts I have to clean out the storage tent we have out back for my father to clear up some space for him. Everything in there is his (well most of it) but it is just unorganized. Hopefully if I clean his shed and tent for him I will get a bit of leniency. Also have to clean the shelves of the garage for him. That will take a wkend :banghead:

600 devil dogs = ~$315
100 twinkies = ~$70
4.5 dunkaroos = ~ less snacks on sat afternoon for me :(

So about $400 per month plus a sad afternoon once per month...

...I could do that! :D

i haven't either. i just don't know where it's not quite "worth" it to have that much more of a down payment. it's all relative to the term of the loan and the amount financed.

At 53k you wouldn't need ANYWHERE near a 20k down payment. As a first time homebuyer I have been told it is quite possible to get a loan with 0 down payment. Not saying its the smartest idea but esp now they are helping first time home buyers out alot.
Yeah, I'm shooting for a 25% down payment. Once you get over 20% you don't need PMI, once you hit 25% they take you a little more seriously and your interest rates go down from what I've read.

I plan on having a $50-70k down payment.

We'll see how that works out.

My truck/student loans will be paid off about this time next year, so about 3 years after that I'll have that kind of cash for a down payment on a house.
That's a hell of a down payment... good luck. I'm paying my student loans off ~45% faster than I need to, but I think I still have about 15 grand left to go. I've got zero vehicle loans because I am a fan of cheap-as-hell rotboxes that I can do whatever I want to without feeling bad.

I would love to get myself to that point. I got 10k saved up in like 6 months. Then I started working on the Jeep and put a dent in that. Now that I am done with alot of the large Jeep expenses I hope to start saving again.

My problem is that I don't thikn I could stand to live at home for another 2-3 years :gee: I am aiming for a 20k down payment or so on a 140k or so mortgage maybe. idk for sure just yet. Depends what i can find. If I find something soon then I may only be working with a 10k down payment (plus the 8k that the gov't is giving if I find something soon enough).

I have a specific savings account for them and once money goes in, it does not come out unless it's for a deposit to go along with an offer or to pay the home inspector. Pretty sure I won't even be getting a home inspector after the last guy, he was extremely thorough but only covered a few more things than I did. Also, as far as I know, the new homebuyer tax return only comes back to you when you do your taxes or buy the property, you can't have it on hand to use for the down payment.

I have a rather large amount of junk, and it was getting on my parents nerves somewhat, for good reason. I'm fine with my parents unless they start preaching (religion or green energy, doesn't matter) I just got tired of being stuck there, not being able to do whatever I wanted, etc. To some degree this is still a problem with roommates and downstairs neighbors, which is why I want my own place. Funny thing is, a mortgage payment on any of the places I'm looking at will be about the same as my third of the rent for single floor apartment I'm in right now, at least before taxes/insurance/energy bills. My intent is to pay the minimum and cut back on how fast I'm paying off the student loans, use the extra money to fix the place up, then once it's fixed, throw it in overdrive and pay everything off as fast as I possibly can. Can't wait to have zero debt and finally actually consider myself free and on my own.

Figure a $200k house, that's a $50k downpayment to get the interest rates down.

I owe $11k more for student loans and $13.5k for the truck. I'll have it paid off in about a year.

Can't wait to have zero debt and finally actually consider myself free and on my own.

My entire reasoning for my savings and not blowing it all on my jeep.

Yeah, I owe something like 150 per month but I am paying off between 300 and 500 per month. Hoping to have the loan taken care of fast. Still have about 2 years on mine at $400 per month

I had that same rule but I am aiming for a different strategy kinda. First I was doing well and good adding money but then I started paying off 3+ times the amount I owed each month on my student loans which started hurt a small bit. Then I decided my car should be sold and I will get something cheaper. I may still get a loan but it will be smaller. So I put money into the Jeep to get that street worthy. Long story short I need to sell the altima before I can buy another DD; so the Jeep will need to be my DD for the time between selling the altima and buying the next car whatever it may be.

And I am almost positive in MA you can use the 8k towards the down payment. I know at least last year (when I was first shopping) MA was doing a plan that they would essentially lend you the 8k so you COULD use it towards your down payment. Then that 8k would just go back to them when you filed for the taxes. Something like that..

Damn, I wish I could get my loans paid off that quick. I guess the no interest thing is quite helpful. Interest is killing me.

I have the same thing here except the great relationship with my parents. It get's a little sketchy for me sometime but somehow I'm still living here. My goal is to salvage my relationship enough that I can buy/take over the house when they decide to move into something smaller. Or they get old and I tell the nursing home they're senial, I have never met them before, and I would like them out of my house.:D

My loans aren't actually all THAT bad, . Thankfully I had quite a bit of savings put aside that helped out a ton; along with savings bonds and such. I could pay them off quicker but then I wouldn't be putting any $$ aside for a down payment on a house so I am trying to make a balance out of it. I could have the student loans paid off in less than a year and car paid off in 2 years.. but I wouldn't be saving much over those 2 years. Now I am able to put aside at least a good chunk of change per month but my loans don't get paid off nearly as quick.

Come to think of it, if I dumped all of my savings that I have right now into the student loans I could come pretty close to paying them off. But that would leave me with no down payment $$ in the event that I do find a good deal on a house, so that's not an option.

Completely agree, though I have found $120-$140k to be a safe shopping range for a decent house that needs some work. And I am trying to move no further than I am now. A 45 min drive is about as far as I want to live. Also I think central MA isn't TOO bad; south shore seems at least as bad I think.

And I would rather owe my parents $$ than a loan agency. My $400 per month payment would go a lot further. And I also don't know hwo people get huge debt. I pay off my credit card as I go. speaking of which I think it is up to around $800 (I used the card to pay for my gear install, diff cover, etc). I should pay that off soon.
