Not a bad idea, but people think they can automatically take 6% off houses that are for sale by owner.

Houses go really fast out here. I was fortunate to have my financing ready and find my place right after Mid-terms from school in Illinois. My neighbor got over 10K more than he was asking because the person wanted to make sure they got it. Real Estate is hot out here. My parents and brother-in-law built 2 houses that they cannot sell right now in Illinois about 1-1/2 hrs from Chicago because they live in a very small community. They are very nice and big they finished building 6 months ago. Out here, if the house is nice and in a good area, it will sell very quickly. I'm putting over $16K in hardwood floors into my place because I know it will go up even more with it and my place has appreciated so much already, I have that $ to put back into it. So don't worry to much Sean about selling it, just make sure that you are ready to go because it'd probably be go really fast. Many people from the Bay have lots of cold hard cash in hand to slap down on Valley homes.

Anyways nice jeep you have there and I wish I was able to get it from you, but I can only trade you. I have 4 and cannot get anymore, 2 of mine have to go (89' xj & 85' CJ7).
 
We just sold our rental, it took 2-3 months, the wintertime is much slower, and the buyers are more slippery. We reduced 5k in asking price after a month and after going through a few weeks of wasting time with a buyer (10k under asking price) that fell out. The next offer was 2k over our reduced price and took and extra week to close. So if you can hold out to mid summer you may get alot more $ for it. But on the other hand, I can't help but think our market has a huge chance to slow way down and depreciate 20% over the next couple of years. Then again it could be good for a few more years??? The market is solely based on demand and speculation, down here we have 400k brand new homes being rented out for $1300 a month, that doesn't even cover intrest.

Gary, I follow the international currency markets pretty closely and the dollar is having a huge meltdown right now. Japan, the worlds largest holded of US Treasuries, is threatening to dump/stop buying our bonds if we dont' get our deficit under control and give a better return on their bonds. This means higher interest rates for long term bonds which will ultimately affect mortgage rates. The more interest folks have to pay will reduce the amount of house they can afford. In 2004, something like 60% of all new mortgages are ARMs in CA. Interest rates rise, bubble pops. We're taking the money and running. Yes, it's a bit of Chicken Little "Sky is falling" and everybody's situation is different. For us, we gotta go.

our house bought in 4/2003 for $429K is now worth a hair over $600K. Insane, but we'll take it ;)

Its good thinking, If I didn't have family ties and my new business started I would take my money and run also. It was nice to lock in the profit on the sale of the rental and we lived there two years ago so no capital gains. I had two renters both stopped paying, one I had to evict, both trashed the place but the house appreciated 120k in those two years :) Shannon bought that house 8 years ago as a single 21 year old girl for 75k we just sold it for 282k. :)

Sean, I saw you ad on Pirate as well, put this ad up on NAGCA as well. The for sale board and membership/viewers isn't what this site is, but you should be able to get some interest. I would be interested, but I can just trade you 2 of my jeeps for yours (98' 4.0L/242 zj and my 89' 4"re lift 31"new bfg mt XJ)but I know you said you need the $$$, let me know if you change your mind.

I have 5 vehicles right now and want to get down to just the XJ. Hell, I would sell the XJ if it was a little prettier In its current ulgy condition I couldn't get much for it. Parting it out would net me more than the whole, but I have so much work into the tub that I would hate to part it.
