BOB, would you and your crew be up for a Hannibal Rocks trip this late summer/early fall?

we sure would...during a WEROCK would be ideal.
of course, we don't want to step on PIG-GIG.
but, yes, Hannibal is definitely doable.

sweet. It looks like August 14/15 is RROCK and SheRock that weekend and it is open trail riding. We could all meet up down there somewhere Friday evening the 13th and then be there Saturday morning at 9:00 when the gates open and wheel all weekend..I am cool with camping or hotels, does not really matter much to me for a night or two. I do have the new camper I should be using, so that is probably what I will be camping out in.
 
I did not see any other listed events for later then that on their calander.

yeah, I will start a new thread. I will be leaving Sunday after wheeling to head home as well. We will make it an unofficial event, but we will put an emphasis on recruiting some of teh new guys and gals to show up and enjoy. We have plenty of WF10 coozies to pass around the fire! I have some friends that live over by there, I will see about good campgrounds etc in the area.
 
How do people sleep at night? My old apartment complex is trying to charge us $1150 on top of the deposit they already took out of the $1850 total. It is supposedly $1500 to replace 800 sq. ft. of cheap ass carpet. SERIOUSLY?
 
if they charge youthat make sure that they do indeed replace the carpet. it is a fairly common practice that some low life apartment managers will charge you for new carpet but just shampoo the old and call it good. They tried that carp on me and my college roommate and we refused to pay it b/c they were just going to clean it...(had been informed by other tenants about this.) We eventually paid it and we tore the living crap out of the carpet before we left so it would indeed have to be replaced..and it probably smelled a bit like urine and..well, this is a family friendly site :D

This reminds me, Brad had a neighbor a few years ago that knew he was going to lose his security deposit. He through a big, big party with a live band in the garage of his townhouse. With the knowledge that he was losing his deposit, trashing his place was encouraged. Marker on the walls, holes in the drywall, anything goes on the carpet...it was insane. Wish I took pics. I don't disagree that there are some pretty scummy landlords out there, though. There are better ways to deal with the situation.
 
I have lost the deposit on every rental i have been in, but to be charged extra is wrong cause thats what the deposit is for, that was my understanding anyway
 
In 20+ years of renting apartments and houses, I think I've lost maybe $200 in deposits in total. I've also interviewed the landlord and/or property management as much as they've interviewed me.

I admit the carpet was not well taken care of but we did NOT go out of our way to destroy it. 4 years is a long time for apartment carpet plus add a puppy on top of that. The funny thing is someone who is on housing assistance could do the same thing and not get charged a penny other than their security deposit! I realize I am probably gonna have to break down and pay the bastards but they can wait until I get back from the crawl and will get it in installments! :D

Alright, I know a lot of modded XJs get pretty crap mileage... how does a stocker do? Looking at a 4.0/auto/4wd as something smaller than the Stupid Duty to drive around town.

The truck gets almost 20 highway but usually around 11-12 around town (affected by driving style)... gotta figure an XJ will beat that.
 
Best MPG I ever got with my stock XJ (5spd/4.0/4wd) was 23, tooling across the YooPee at 60 mph. Commuting in Chicago traffic, I got 18-20.

No its the fact that they are charging so much, using cheap carpet, and incompetent maintenance men to replace the carpet. Its not normally $1500 to replace cheap carpet up your way is it. Most of the stains will come up and I was scraping by and couldn't afford to clean it. I knew it was gonna need replaced but didn't think it was gonna cost so much. I honestly understand that my brother and I are to blame for the carpet being messed up but the fact that they are obviously overcharging is what upsets me.

As I said... there are scummy landlords out there. If he's got anything on the ball, anything that you do that may possibly be construed as intentional will almost certainly lose your entire deposit, and can expose you to other legal action as well.

It's gonna be an expensive learning experience. You might want to consider sucking it up and moving on. About your only real alternative to beat him at his own game would be get quotes on economy carpet installed, research IN renter's laws, and drag him into court. You might get some satisfaction, but it's going to cost you a bunch of time and effort.
 
Something else to consider... he's been in this game a lot longer than you have, it's not very likely you'll come up with a way to outflank him. Don't make it worth his time for him to unleash his gang on you.
