Important

Congrats on the new wheeling partner JR.

Our home was built in 2003 but it was a cheap manufactured home so there are plenty of things I'm not happy with but it was to good of a deal to pass up. I am jealous of everybody that can work on their rides indoors tho. My garage is a little drafty.

Looks like a nice parts pile Matt. Will have to look at it all in person Saturday.

Except for the crappy mechanical in side of them.

Structurally, yes, mechanically? NO WAY!

I see so many 1940's houses that have lead paint, cloth covered wire, galvanized pipping, asbestos covered heat ducts, little or no insulation or vermiculite if there is any.

But yep, they are built solid...

You just described my house. 1890s

Just don't lick the walls. You'll be fine

Congrats Jr!

Our house was 1931 I believe, but the po completly tore it down to the stud walls and did a complete remodel/update. New everything including pex tubing throughout, all high effeincy items, windows, new roof, siding, sheetrock, carpet, literally everything but some of the foundation...I dont know why they did not doze the shithole in and build a different house...but the shop was built in 2008, thats where its at :D

Ours was built in 1918. When we bought it, it had a ton of work done to it. We added new windows, appliances, and water heater. Could use a roof in the next 5-10 years. It's a solid house.

Our house is one of the older ones in town. You can clearly see it in pictures from 1905...

But a contractor owned it at one time as a flip. He mangled much of the old mechanicals out and replaced them. But not all the old window wieghted single pane drafty windows.

Second important life lesson.... Don't buy a house owned by a contractor...

I bought my girlfriends grandmothers house in elwood. Built in 1900. Still has bulb fuses instead of a breaker box and plaster over lats. If I didn't get it for such a good price we would have let the bank take it.

Re: Re: Important

Warranty? Didn't know there was such a thing.
Mine came with a 1 year paid for by the sellers. It was one of my requests in my offer. Mainly did it since this is my first house and should anh major repairs come up immediately it wouldn't kill my wallet while I bounced back from the down payment.

House was built in 03. New roof 3 years ago thanks to a hail storm. All paperwork on roof provided by the previous owners. Thankfully all I've had to replace has been the microwave and the expansion tank on the water heater. Knock on wood for more trouble free years.

Loan officers are always a pia in this area, getting one to call you back is a miracle.

Mine approved my loan but of course he's out of the office until Monday. I'll have a Subaru someone next week instead of this weekend.

Daym that's sexy.

I declined the warranty on mine as well because I wanted to get the best price possible...

Turns out I still paid too much...

It was tho right before things took a crap in 08...

mac 'in 7 years I replaced the furnace, a/c, water heater, fridge and microwave' gyvr

So far ours has been the hot water heater and the stove. Now, we did replace the dish washer, over the range microwave, bathroom light, bathroom faucets, kitchen sink and faucet and a few switches to dimmer switches on top of almost all LED lights in the house on our own while they still worked but worn. Darn you Menards 11% sale.

our house is a 1930's house. walls are still plaster but the roof is 7 years old. the wiring is brand new with a 200 amp panel and the plumbing is all pex. it was the reason i wanted this house...everything else we looked at needed to be updated.

speaking of the house, we got our chimney inspected and cleaned today. the chimney sweep is an old lady that every one uses....she's been doing it for 39 years and everyone in town uses her, so i figured she knew what to do. after cleaning a lot of dead birds out and putting a new screen on, i'm sitting in front of a nice warm fire :) its not something we will use all the time, but damn its nice when its cold out!

I love my gas insert, no cleaning really, once a year service and the heat is amazing.

'95 manufactured home. It's scary how similar they are to work on to a camper. I would have preferred a standard built home, but the 4 car attached garage and 3 acres is what sold us the property.
