Signed the counteroffer on the hopefully new Smash HQ and put down the earnest deposit.

Now the loan headache begins.
 
My realtor recommended a guy to me. He has been very helpful so far. I spent most of last night getting all my paperwork together.

Only thing that bothers me is the house was built in '49. But in the past 10 years it has all new roof, siding, furnace, water heater, central air, all new windows, 24" of blown insulation. Seller definitely put money into it even though the interior is a little dated but I figure paint and carpet is cheap

It is solid. Floors don't creak, can't hear the wind. The stuff behind the walls is what scares me. From what I could see most if not all of the plumbing is recent as is the electrical.

Structurally, yes, mechanically? NO WAY!
I see so many 1940's houses that have lead paint, cloth covered wire, galvanized pipping, asbestos covered heat ducts, little or no insulation or vermiculite if there is any.
But yep, they are built solid...

Exactly.

From what I could see without ripping a wall down, it's all copper and the cloth wiring has been replaced.

Still bothers me what you can't see.

Thats what i was thinking. i plan on buying a newer home next. something within 20 or so years.

my house was built in 56' there is a ground rod for the electrical but only some outlets have ground running to them...
the electrical in my house is a nightmare. couple days ago i looked into an outlet that has never worked and i never cared, finally i stopped being lazy and took it apart just to find a wall. maybe they planned of running wire eventually...i dont know. but for know it looks like a functioning outlet just wont do anything.
most of the pluming was replaced before i moved in, the last bit of it i replaced since i moved in.
