On a personal note, got the windshield replaced today... Also broke the welded nut on the pass front spring eye so picked up two new bolts and nuts today, new suspension will get done one of these days...

Talked to a bank today about buying a second house (the shop/apartment that I'm currently renting). They told me I needed 45% down, because it was closer than 50 miles to my primary residence. If it were further away it would only be 10% down. Having a really hard time wrapping my head around why this is so much more difficult than when I bought my first house. They basically just said "45% and GTFO" and didn't even ask anything about me, my current house, current equity, debt-to-income, nothing.

basically their model is "don't fund fix and flippers, don't fund 'investors', don't fund people living beyond their means." Sadly what you're going for puts you on their radar as one or more of the above, no matter what your cash flow is like.

I think you nailed it there. Definitely not a fix and flip, not an investment (don't care if I lose a *little* bit of money on this place, but the landlord is selling it this year and I'd like to keep using it), and since the mortgage for it would be half of what I'm renting it for, definitely not beyond my means.

I'm certain I could sell my house and get a new loan for $X where X is greater than the purchase price of both my current house and this new place, but because it would be one property/loan instead of two that seems to be more acceptable to them.

What's my recourse? If I can't purchase a second property for use as a shop, I am either looking at selling my first house and finding a single, different property that lets me have a house and a shop, or saying "screw it," selling everything, and going back to a pre-offroading lifestyle. Not excited about the last option.

On that note, I have been really thinking this buying a house thing through and I think I'm gonna go for it this summer! I make enough where i can afford a small house by myself, but more importantly I can decide what goes on at my house without going through someone else, I can have pets and all kinds of crap in my garage and Nobody can say shit! :D

Went to bed around 12 o clock last night, i saw the 3 o clock Hr roll past so some time after that i finally got to sleep. 1/4 to 5 the baby woke up i got up brought him in our room and tried to get him back to sleep. the alarm went off at 5:30 after hitting snooze a couple times it was about 10 to 6 when i got up and smashed my alarm clock into around 3 pieces, after that i realized i now can not go back to sleep and i need a new clock by tonight FML.......
