A forgotten 1.62 acre parcel with a small ranch on it, surrounded by $850k+ new construction.

The inside would need to be completely renovated (which isn't all that big of a task for <900 sq ft) which I'd do with the intention of it only existing for around 5-10 years at most.

The lot is almost 500 feet deep but the house is pretty close to the street, so there's plenty of room to a) build a detached 3-car garage and b) do a completely new house behind the existing one. The property is wooded on all sides, and all the surrounding stuff is set back far enough that it's pretty well isolated.

In that area the bulk of the construction is new McMansions on less than an acre...honestly the land alone is worth more than the asking price and with minimal improvements there'd be no problem reselling it at any time for a profit.

I've had a contingency plan for something like this running for the last 4+ years so luckily I'm in a position to be able to make a move on it...with as many developers as there are working in that area right now I can't imagine it's gonna last very long.

Meeting with the agent at 5:00 today for a walk-thru, she's doing preliminary paperwork and I'll be showing up with a pen and a deposit check in hand.

Yes it is.

My dad has already been through it once (though with an eye towards knocking it down, not renovating)...he's meeting me there tonight and we'll go over it a lot closer this time.

It's 'as-is' so it'll be on me anyway to update/address anything needed to get the CO. However I'm sure I'm gonna want to upgrade all the wiring anyway and since I'd be doing all new sheetrock I'm not too worried about it.

I'd get the well tested, and I need to investigate what the deal is with septic tanks is locally as I'm sure it's grandfathered and expensive if something goes wrong.

Definitely get the septic perc tested or whatever... I just walked away from anything that had septic/well because there were plenty of places around that didn't have that nightmare to worry about, and I didn't feel like spending money on the testing for every property I was considering.

Definitely get the septic perc tested or whatever... I just walked away from anything that had septic/well because there were plenty of places around that didn't have that nightmare to worry about, and I didn't feel like spending money on the testing for every property I was considering.

Well, offer in, with 10 days due diligence to research municipal utility connections and evaluate the existing stuff. The septic usually has a life cycle of 30 years, and the house was built in 1954, so it's either *really* overdue or almost due, and in either case it's likely cheaper and a better investment to connect to muni sewer. The house was comfortably occupied as recently as December so I can't imagine anything too huge being wrong there.

Interior was likely original but not as bad as I was led to believe (or my standards are a little skewed :laugh: )...I'd still be gutting the entire thing as there's just enough wrong with it that I wouldn't really try to work around anything...there's no provision for a washer/dryer so I'd probably restructure the kitchen area and build out a pantry and area for a stacked unit.

We'll see. Overall I like it a lot. :)

My place actually looked fairly respectable, if somewhat dated, clunky, and homeowner-built when I got it, aside from the water damage. Then I tore it to pieces a little at a time.

Don't forget the castle walls and slaughterhouse basement,

I'm have 1200 sqft on second floor down to the studs and almost all rewired, I think it's definitely worth the experience to do

I'm glad I'm not the only one who looks at a house that everyone says just needs a little interior work, and then says "yup. total gut and rebuild" :laugh2:

It's stuff like, the ceilings are all 12"x12" acoustic tile, faded and stained in places from occasional roof leaks over the years. That'll all come down in a matter of hours. The floors are all hardwood and surprisingly level but there are wear patterns throughout the house and I'd rather just sand and refinish it all at once. The kitchen layout is serviceable but it's all that 50's vintage Harvest Gold with horrible fluorescent lighting, and I'd lay it out differently. Peeling linoleum floor. Lots of wood paneling on the walls that isn't bad for the most part but some sections are bowed from age and humidity and **** me if I'm gonna try to match that stuff. Windows are clear but drafty original build, and there's only 12 in the place so for $3k it'd be worth doing while I have all the walls apart.

Roof sheathing is not bad but needs to be redone in places and I'd reshingle it anyway so I'd probably just take it all down and start fresh.

It's been a while but I spent 7 years of my pre-college-grad life doing general contracting and all phases of residential construction. Lots of ideas are starting to come back to me. :)

Nope but 2x6 works just as well if you want it for what I think you want it for.

New front x-member. I was thinking of 2x6, but I want it a little taller to protect the radiator better/easier. The radiators hang stoopid low on ZJ's. Speedymetals will ship me a 36" section for $75, but I was hoping to get something locally to avoid the shipping costs.
