Unfortunately as I'm fast finding out, since the market of for sale houses has turned around so much there isn't much difference even doing the bulk of the work oneself.

That really depends on how much you want to put into it. You paying someone to be a GC or doing it yourself? Right there is a huge huge huge step. Also, there a are a lot of variables building is running $140-170/sq ft if you are paying someone to do it. A spec home would be a bit cheaper but still in the $115-160/sq ft range.Hmmmm, glad you mentioned that, now I can pick your brain if I ever need to
so what are you saying... that buying land + building on said land would [probably] cost about the same as if I bought a pre-existing house? Or that with the market the way it is that it would probably be smarter to just buy rather than building?
If it's the former case, I'd probably be inclined to take the "build it" route so that I could focus my $$ on some good land and a large garage with a smallish 1-story house attached. Then, if I eventually feel like it or need to, I could add onto the house (go up a floor) at a later time. Plus I'd get a brand new house rather than an older one that needs updating. Seems like a win-win situation to me (other than that it would likely take a while to build and I'd have to find somewhere to live for the time being).

pretty sure they are around the same if you are in a town. If you aren't, I am reasonably certain you can get away with more... but do your own research, I'm 90% pulling that out of my ass.
Alright... well idk what technically qualifies as in a town and outside a town but I have something else to look into now.
