They mention that it's Christmas eve like nine million times. Of course it's a Christmas movie.
 
So here is what I have learned...Our tenant is a PTSD disability patient who served in either Iraq or Afghanistan. He receives over $4000 a month in disability payments as a result. Last night he learned that another remaining member of his battalion took his own life (only 10 remain) and he became unstable to to point that his girlfriend feared for her safety and called the police.

This is coming directly from the girlfriend who has been in contact with our property manager. She is planning on staying, and due to victim protection laws, she has a legal right to. The only way she would be able to be evicted would be if she fails to pay rent, so it's a waiting game now to see what happens ...

If this is truly what is going on, then I'm a little at a loss as to what to do. I'm not an expert but a monthly payment that large for PTSD seems pretty serious to me. I guess all I can hope for is that the dude gets the help he needs and is not a threat to her or anyone else in the neighborhood...He is currently in treatment for PTSD according to the girlfriend (who has been very honest and forthcoming with info to the property manager)

Sad thing is, it is protected money, you can not garnish it for unpaid rents and or damages. I know a lot of people who will not rent to people who rely on disability income.

If the GF has her legal residence there you will have to go to court to evict her.
I evicted a family once and then found out that they had sub let the basement. I had to go to court to evict those shit heads also. I fired my property manager after that and started doing it myself.
I also will never own a house with a basement. (grow house)

You need to state in your lease who will live there and specify anyone who stays over two weeks must have written authorization form the Land Lord.
You have a shitty property manager.
 
The police showed up and he was hospitalized for mental health issues...

Because I'm getting second hand info from neighbors...Trying to sort shit out from 800 miles away isn't the easiest. Got a message from the neighbors that the police had broken into the house and we're running through with flashlights and guns drawn. The sheriff also paid a visit last week...The guy has a felony charge for assault and violation of a restraining order on his record as well.

Yes we need a new property manager, that is a fact...2 minutes of Google searching revealed his two prior convictions. He previously beat a girl, pinned her down and told her he was going to kill her. Why the property manager missed it, I will never understand. The girlfriend is listed as a resident on the lease as are their two children, but he is the only one who signed it...The lease does say anyone staying for more than 15 days needs to be added to the lease after landlord authorization.

Here is what I found in two minutes of searching...The girlfriend and he have a 2 year old son which means this incident was was with her as well. Mostly I just don't want anyone to get hurt...Or worse. I hope he gets help, but there is another charge from 2014 that I found.
