Important

I like to haggle..but in person. I have rarely bought something for full asking price if it was used. I show up with cash in 2 different pockets and play the game. I am buying a boat next weekend and the guy is 6 hours away, we spoke a dozen times and he sent pics etc. He came off the price $3K over the phone and said if I drove down and asked for it for a $1 less then I wasted a 12 hour round trip drive. I can respect that since he just came out and said, here is the price I will accept and that is it.

I always do the cash in both pockets game.

Cash in hand talks. I price most of my stuff fairly and almost never get someone haggle the price. But with the car lot it's all about the game when sone one is talking cash, but we mostly finance. It's not like the movie Used Cars, sadly. Haha.

President is going to be in town for two hours tomorrow, I bet traffic is dicked up for at least 6 hours.

I never haggle over the phone with people. Come out, look at what I have for sale, and we can go from there. The problem with haggling over the phone is say you have something for sale for $150 and you haggle down to $125. Now when they show up that $125 is the new starting price to haggle down from and that $150 doesn't even factor into their mind.

I don't even get in the truck and turn it on until I know how much it costs. I don't have time to drive somewhere and negotiate. Put an honest ad up, send some pictures, tell me what your bottom line is.

I either say yes or I say no. But I don't waste time driving somewhere to negotiate.

In Nate's case, he wanted $150. So you bring cash or you don't come. Simple as that.

That sucks man. We are lucky that our utility room is in the partial basement and if something goes bad, it will go down the floor drain. Our house is nearly 100 yrs old, so its not like the basement is dry anyhow :D We are in the planning process to build a new home in 2017, and I can tell you a waterproofed/drained utility room in the basement is a must. Its been fun coming up with what we do and do not want in the new build. it will be weird seeing the house that we lived in for so long get dozed down to put the new house up in its location....that and living in the camper and cabin for @ 6 months while the new one is being built.

Let me know if you want any advice, I can tell you what I would do again, and what I would never do again, and what I wish I would have done.
Actually, you need to come look at this POS before you start.

Put your water heater in a pan, they sell them at Home Depot, Lowe's, any home improvement store should have them. they have a bung to attach a hose you can direct any water that leaks into a drain.

I feel your pain. im still walking around on the slab at my place, mostly by choice though i figured paint all the walls before putting fresh carpet in. slowly getting there... then the for sale sign goes up.

I am glad so far (knocking on wood), the worst things has been to replace appliances s other then the fridge and an element buruning out in the water heater. We have repainted every bedroom and bathroom, put in new lights and bulbs and have a few other improvements planned.
