Home "inspectors" and "Appraisers" are two totally different. things. an Inspector is there for the "Buyer" and can either be done or not...Up to you. you DONOT need an "inspection" to obtain a home mortgage. ( unless you are going through some gay state or Fed program" HUD mortgages excluded. The "Appraisal" however is for the lender and in the case of a FHA loan. The appraiser has certain things he or she does have to ask for repairs on. Now do they always do it ...NO. some are more laid back than others. Yes that slider may be a problem without stairs but it also depends on county code. That slider is prob a problem in that respect also. Remember Appraisers are for the bank inspectors are for you the buyer........Appraiser do not look at all Inspectors due and vise versa they are two totally different things.

our fha appraisal went very smoothly fortunately. llike i said though, our inspector was very thorough and didn't see any cause for concern. i did get a few other opinions as well, all of which said the same thing. our wiring and plumbing were both brand new and our roof is 7 years old, but in good shape so those were the things i was most concerned about.

they did not give us any headache about GFCI outlets in our garage...even though the wiring is new, they didn't bother with them. i guess we got lucky



on a side note...i have a job interview for a production related job in my hometown! its about .75 miles from my house and it has good pay and hopefully decent benefits. the interview is dec 17th, so i'm going to cross my fingers and hope this is the first step to being home a lot more.

actually its with a digital video company that i applied with before but never heard back from. from what i understand the editing position that i applied for before was filled before i ever applied. i went down and talked to them about freelance work shortly after in person and they wanted me to start working with them as a freelancer in january...then this job popped up.

My beef is when appraisers pretend to be inspectors.
 
Appraisers trying to be inspectors are screwing their self and also prob looking like an idiot in your eyes.

Appraisers are their to protect the lender

Inspectors are there to protect the buyer.

Yep my guy does em for 1800 R&R'ed. Most, Good, high volume tranny shops will have at least 2-3 of that trans sitting on the shelf rebuilt and ready to go.
