Alright, might scrap the rent-a-shop idea... found a nice-looking pole barn house for about half of what I paid for my house. Would I trade my suburban hell for a place that I'd be happier in and a mortgage I can pay off in a few years? Yep.

Maybe someone here has done it... what are the odds I can get a loan for the new place before I've sold my current place?
 
As long as it's livable and you have employment history and can prove that you can pay, you have your foot in the door. Schedule a meeting with your mortgage broker rather than using a website or going over the phone.

You can also sell your current place with a contingency listed that your purchase has to go through before the sale can occur. That way you can back out of the sale if the purchase falls through, and can show the offer to the mortgage broker when asking for a loan for the other place.

I've looked into most of this but never actually did it, I ended up buying a complete wreck for what amounts to pocket change in this area and will be fixing it up over the next year or so. Soon as I get home from my business trip I'm doing a new roof and starting on the drywalling, electrical, and plumbing, in fact.

Employment history is good, credit is good, just short. Four years ago when I bought my house I had no credit history, but the score goes up pretty quick. The new place is very cheap as far as property goes, but it's not a dump so I think it would appraise fairly decent. I have heard of the contingency thing, but for the price I would not have a problem paying both payments, and it wouldn't really bother me to do that for a short period of time, even if I had to sell my current house for a little less later on.

I have thought a few times about buying a incomplete, foreclosed house or a tore up wreck that needs rebuilt. I've got a friend who can do some construction work, and honestly, I live pretty simply anyway, so amenities like intact drywall and nice flooring don't really mean much to me. But honestly I just want a big garage and a small house, so this new place is very appealing. Sure it has OSB all over the place, but according to the ad it's well insulated, so who cares...

there is a hell of a lot I know absolutely nothing about... that's the great thing, the more I learn the more I realize I still have left to learn.

Yeah, that's basically the way I looked at it. I bought this place for only a few things: it has a foundation, a frame, utility hookups, the building is already there so I don't need quite as many inspections and permits, and I can live in it while working on it (once it's past a certain point.) It actually cost me less than the lot probably would have if it was empty. I'll be throwing a new roof on it in the next few weeks, then ripping out all the old plaster and drywall and slowly redoing it room by room.

I've already done framing, roofing, masonry, plumbing, electrical, insulation, drywalling, and some other stuff like that... so I looked at it and said "huh, guess I get a cheap house, get to buy a bunch of awesome tools, and learn how to install windows, siding, and tile."
 
I know in WI, i've run my lights uncovered for the longest time, I just basically aimed them the same as my low beams and run them only when in high beam. Passed a number of cops on the road and no issues. Just don't be a 'tard, just like running with no front license plate in this state.

I only wish I could be in the position to buy a house or knew were I wanted to live for that matter. Now is a buyers market and I can do a lot of stuff as far as carpentry goes. Though still working through school and not having enough income hampers that.

Do it brad. I thought about building one of those thats half home and half garage. All flat and one level, no stairs to fall down, Easy maintenance, sounds good to me. Plus I could pull in the garage without touching ice or snow in the winter. I think it would be pretty sweet to buy a couple rural acres and build on on that.....preferably with a stocked pond on premises.
 
Ever watch renovation reality on DIY it will really make you feel good about your self

Tile is easy kastein, when i did my kitchen i was a little worried about how the tile would go but every thing went smooth i do wish i would have looked into more ways to set up the tile to make it look better

I cant wait to sell my house, with what i payed and the renovations i made i could profit up to 40k
