Our realtor screwed around and didn't know how to get a property map nor did she have one for the property we bought and I am starting to get curious. Where are the boundaries? I have a need to tell the damn kids to get off my sand.:roflmao:
If you are in the city them might have the map. Also, if there is a house or other building on the land, check for building permits. Our house came with two rooms added behind the garage, the first was permitted and the second wasn't, the seller thought both un-permitted so we got a "free" room.

You have to go to the county assesors office in San Berdoo, or like someone else said, you can go to a title company and they should be able to help.
I also have my real estate license and have access to property searches through my title company. It's a pretty cool tool. I looked up the Playboy mansion and all the neighbors. Also found Snoop's houses in Rancho.

Seems the end part says something to the effect of Mineral rights as reserved by USA. Meaning if minerals are found, the gov't could say...take the land or at least dig it up to get them?
look through your title documentation records. when i was selling real estate, it was a pretty standard include an acceessor's map and profile with the title report. if the title co. that provided insurance on the property is worth half a cup of dip spit- it'll be there.

it's a property description of sorts... is says where in a particular section of land the property is located. so the section (1 sq mile or 640 acres) is described by SEC 12 TP 1N 9E. the parcel is in the western half, then in the NE quarter and so on. think of it like a box inside a box inside a box.. and so on.
if i still remember my real estate practices correnctly and the above figures are correct- you have a 5 acre parcel?

Parcel maps are weak at best. If you you need on the ground proof you need to go out and find your corner monuments. If your land was surveyed and subdivided the monuments should be there, they may be buried, but they should be there. You could possible find them yourself with a metal detector. If you want on the ground certified proof get a Surveyor out there. Depending on what is already there cost could be anywhere from ~$500 to a couple of grand, depending on if he finds the original monuments or if he has to survey and set new monuments.

karstic- you are indeed correct. if he wants to make sure he is within his legal rights he should get a survey. i wrote my first response before figuring out that it was a 5ac lot.
